Upfront Costs

Lender

In most situations the Lender requires that the appraisal and credit report be paid upfront prior to closing. Although, in a situation with zero down financing, this may not hold true.

Earnest Money

Your earnest money deposit is determined when the offer is written. Typically it is 1-2% of the purchase price and is applied to your down payment. In most situations, it is fully refundable if the purchase is not made.

Home Inspectors

I cannot stress enough the importance of having an inspection... Even on a brand new home. While there may not appear to be any major problems with the home, having an inspection will give you the assurance that the house is sound and will save you from costly surprises in the future. Plan to attend the inspection to ask questions and to learn as much as you can about your new home.
